Minimal Rental Qualification Criteria

To ensure a fair and consistent screening process, all applicants (aged 18+) must meet the following minimum standards to be considered for residency:

1. Income Requirements
Gross Income: Total household monthly income must be at least 2.5x the monthly rent.

Verification: Applicants must provide proof of income ( last 3 pay stubs, tax returns, and or bank statements).

2. Rental History
Evictions: Applicants must have NO history of evictions or Unlawful Detainers.

References: Positive references from previous landlords for the past 1- 2 years are required.

Outstanding Debt: Applicants must not owe money to any previous landlord or property management company.

3. Credit History
Credit Score: A minimum credit score of 600 is generally required.

Bankruptcies: Any bankruptcy must be discharged for at least 2 years.

Late Payments: A history of consistent late payments may be grounds for denial.

4. Background & Criminal History
A criminal background check will be conducted for all applicants.

Applications may be denied for convictions related to the manufacture/distribution of controlled substances or crimes that pose a threat to the property or other residents.
